Sell My Property Portfolio is a specialist property sales intermediary operating throughout the United Kingdom. We help landlords and portfolio owners sell investment properties and portfolios to cash buyers, acting as an agent or introducer in the sale process.

2. Nature of Our Service
We provide a property portfolio assessment and sale facilitation service. Specifically, we:
- Assess your portfolio and provide an indicative cash offer, typically within 24–48 hours of enquiry
- Introduce your portfolio or individual properties to our network of cash buyers and investors
- Facilitate and manage the sale process through to legal completion
We are not a regulated estate agent. We do not list properties on Rightmove or Zoopla. Our service is specifically for off-market, direct-to-buyer transactions.
3. Cash Offers
Any indicative offer or valuation we provide is based on the information you supply at the time of enquiry and market conditions at that time. Indicative offers are not legally binding on either party. A binding offer requires:
- Formal inspection or survey of the properties where applicable
- Verification of title, tenancy agreements, and any encumbrances
- Formal written offer from the purchasing party
You are under no obligation to accept any offer. There is no cost or fee to you for requesting an assessment or receiving an offer.
4. No Hidden Fees
We do not charge sellers any fees, commission, or costs for our service. Our remuneration comes from the purchasing side of the transaction. The price offered is the price you receive. You will be responsible for your own legal costs (solicitor fees), which are separate from our service.
5. Legal Completion
Any sale facilitated through our service is subject to standard English and Welsh property law. A legally binding contract is formed only at exchange of contracts between you and the buyer, conducted through solicitors. We strongly recommend you instruct your own independent solicitor for any property transaction.

6. Your Obligations
In using our service, you agree to:
- Provide accurate and complete information about your properties, including title, tenancies, and known defects
- Disclose any mortgages, charges, disputes, or legal matters affecting the properties
- Obtain consent from joint owners, lenders, or other interested parties before instructing us
- Inform us promptly of any material change to the properties or your circumstances during the sale process
Providing inaccurate information may delay or invalidate any offer and could have legal consequences under property law and anti-money laundering regulations.
7. Anti-Money Laundering
Property transactions in the United Kingdom are subject to the Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017. Where a sale proceeds, we are required to carry out identity verification and source-of-funds checks on all parties. You will be asked to provide identification documents as part of the due diligence process. Failure to provide these will prevent us from proceeding with the sale.
8. Our Liability
We will carry out our service with reasonable skill and care. However, our liability to you is limited to losses directly and foreseeably caused by our negligence or breach of these terms. We are not liable for:
- A buyer withdrawing an offer prior to exchange of contracts
- Delays caused by legal processes, third-party searches, or surveys
- Loss of expected sale price due to market conditions or property condition discovered during due diligence
- Loss of earnings, business losses, or consequential losses of any kind
Nothing in these terms limits our liability for death or personal injury caused by our negligence, or any liability that cannot be excluded by law.
9. Confidentiality
We will treat all information you provide about your properties and personal circumstances as confidential and will not disclose it to third parties beyond those directly involved in facilitating your sale (potential buyers, solicitors) without your consent, unless required to do so by law.
10. Website Use
This website is provided for information purposes only. We make every effort to ensure accuracy but do not guarantee that content is complete, current, or error-free. Market conditions, tax rules, and property regulations change — always take independent professional advice before making property decisions.
You must not misuse this website by introducing malicious code, attempting unauthorised access, scraping content without permission, or engaging in any activity that disrupts its operation.
